Etnetera Group offers a sublease in spacious, versatile offices located in a renovated industrial building in Prague’s Holešovice district. The space is designed to meet the diverse needs of teams while providing a welcoming environment for everyone. It includes two private offices and an open-plan area.
What the provider can offer
The operations and IT team takes care of the entire Etnetera Group’s facilities. This includes facility management, reception, IT connectivity, and IT services available directly in the building Mon–Fri, 8:30–17:00. This team is also ready to provide their services to you.
Flexible and Well-Equipped Facilities
Dedicated workstations for your team
IT connectivity, dedicated networks, and basic IT services and support on-site
Use of fully equipped meeting rooms and call booths on the floor, including AV technology and its management (included in price)
Access to selected shared areas, a community space for larger events on the 2nd floor, a fully equipped gym, and showers (on both floors)
Use of a fully equipped kitchen on the 2nd floor and standard kitchenette facilities on each floor
Modern coffee machines with unlimited premium coffee (currently from MammaCoffee)
Regularly stocked kitchenettes (fruit, tea, coffee, milk, syrups... plus occasional snacks) and water dispensers within easy reach of your space
Regular office cleaning and supply of hygiene products in restrooms
Related Services
Rent, utilities, building services – security, reception, waste removal, etc.
Friendly Etnetera Group reception on the 2nd floor, Mon–Fri 8:30–17:00 – welcoming visitors, handling couriers and mail, kitchenette service, contact point for your team’s requests, management and distribution of access chips
Regular restocking of kitchenettes and meeting rooms
Onsite operations team available Mon–Fri 8:30–17:00 – instant handling of daily requests (facility management, maintenance, repairs). We can also provide “handyman services” – installations, dismantling, small repairs, etc.
Onsite IT support available in the building Mon–Fri 8:30–17:00
ISO security standard – all Etnetera Group companies in the building are certified or completing certification for ISO 27001; some hold higher certifications. In IT and physical security, we follow these standards and can also incorporate them into the service contract for Etnetera Hub.
Additional Options
Possibility to register your company’s seat at the building and place signage – one-off fee to the landlord: CZK 6,000 (negotiable or payable in installments depending on lease length)
Current lease includes an inflation clause, which we would like to transfer 1:1 – unfortunately, inflation is beyond our control
Annual indoor window cleaning (outdoor cleaning is handled by the building 2x per year) and annual carpet cleaning (plus as needed). Costs are distributed among tenants based on sqm usage.
Annual legally required electrical inspections of appliances and spaces. Standard inspections are included; additional requests can be discussed individually and charged separately.
Planned as Part of Fit-Out / for 2025
In February, we plan to complete a fit-out of the office space vacated by the previous tenant
In spring, we aim to open a new community multifunctional space – ideal for design sprints, workshops, or informal gatherings (e.g. board games). Available for rent at a preferential rate.
